But on a serious note, I think you should consider her concerns about resale value.

$450K is generally expensive for a 2 bedroom 2 bathroom home but it also might not be if you consider how much sq ft living area there is, the size of the land, the school district and how desirable the area & location might be.

Also consider when it was built and the quality of the materials. Construction labor has generally gotten cheaper but I can't comment on how easy it would be to convert a bathroom back into bedroom or the expense

what town?

we sold a 3 bed 1 bath in Hicksville.

we bought a 2 bed 2 bath in Plainview for almost 100k more (we prob could've negotiated more off though).

If the town is desirable enough, people will do it because there is more potential (like in your case converting space). We built up into a 5 bed 5 bath now because it is a good place to be for many many years (don't mention taxes).

The house is in East Meadow, north of N. Jerusalem and west of E. Meadow ave. It's about 2000 square feet. As I mentioned the owner remodeled the house and converted a bedroom to a huge bathroom (so now it's 2 bedroom and 2.5 bathroom).

In this case, what would be a fair price?

Just one additional word, be SURE, this conversion was done with all appropriate permits before you sign on the dotted line regardless of the price, it will be hell to get them after the fact. I would go so far as to suggest that your agent ask to verify that they are in place. If not, you may have to take the wallboard down to inspect plumbing and electric.

I would never ever ever pay 450k for a 2 bedroom house. You will have a hell of a time trying to sell it when the time comes. There are plenty of houses in East Meadow in the Barnum Woods section for less than 450 that have 3 bedrooms and are in very good shape. That would be a much better buy.

Again, if you want to know a fair price look at the comps for the area. If a 3 BR house is going for $450K, forget it. It means the sellers are not realistic about the limitations of the house, which they bought as a 3 BR and are now trying to recoup the cost of that AND their renovation. Check zillow or mynassauproperty to see what they paid for that house.

We had an agent who wanted to show us a 2 BR house in Garden City back in the day. We were like, are you kidding? No discount for it, either....it was the same price as all the other 3BR houses in the area....good area too.
