I'm ready to put an offer on a house I saw today in Malverne that I love. One thing --- the stairs are really "short" and only about half of my foot fits on each step. Does anyone know where I could find Nassau building codes? I want to make the owner fix it...
(I know a house inspector will know this, but that could take a little while. I want to know now.) Thanks!
Malverne has some old homes, is your home one of them? They may well be the standard for the time and "fixing" them is not as simple as it may sound. NYS has standards for treads and risers you can google NYS residential stair codes. However, the village may have their own codes and as I said initially if it is an older home it may well be OK.
It's less a county thing and more a town or village thing. Check with the town or village in which the house is located. But as pp alluded to, unless there is an outstanding CO, if the house is up to the code for which it was built, I wouldn't expect the buyers to make a lot of changes, unless this is all you are asking for....it may be a buyers market, but everyone has their limits. We sold our house last year and said "NO" to some of the things the buyers asked for.

Places that have a "Malverne, NY 11565" mailing address that are not in the Village of Malverne are in the Hamlet of Malverne-Oaks; and, at the same time, there are places in the Village of Malverne with a "Valley Stream, NY 11580" mailing address.
the stairs may be in violaition of current standards but assuming they got the CO for it when built, or predated CO's, it really isn't their problem. granted, it can be bad, steep and realitively unsafe. you can ask for it to be changed, they don't have to do it, and they're really not in violtation of anything.
just like if you tried to subject the house to a new plumbing inspection or electrical inspection, it will fail b/'c it was built to different standards or none at all.
stairs cna be cheap or expensive, depending on the set up of the house the real difficulty is removing the old ones, cleaning up the mess and repairing the wall/trim damage. the actual stairs themselves can be as low as $500 for pine ones.
the other thing is be careful what you wish for, if you go for full on code compliant stairs, they can take up a bunch more room that you may or may not have in an old house, if you make every tread twice as big, it takes up twice the floorspace. obviously you can go somewhere inbetween as well.
