I know that "low property taxes" and "Long Island" are oxymorons, but is there anywhere that is pretty safe and has a lower property tax rate than the rest of this money gouging island?

I'm retiring in a couple of years and want to get out from underneath my exhorbitant tax bill. The wife would like to stay on the Island, if possible. I'm willing to move as far out as necessary and my youngest kid will have gone off to college. So public schools are not an issue.

Sound Beach/Lake Panamoka(Ridge)/North Shore Beach(Rocky Point) are bearable tax wise.
Plenty of retirees there.

Also you may ant to take a look at the retirement communities in Leisure Village(Ridge)

My suggestion is to check out MLSLI.com and Find Real Estate Listings, School and Neighborhood Information and More - Realtor.com® I know one or both of them give you search options for homes where you can put in taxes at specific levels. Ex-under $6000, 7000, etc...

Hauppauge if you want to stay somewhat central but houses aren't exactly cheap.

Anywhere out east from the sachem school district east.

There are some condo communities that have low taxes also. The one that I live in just got our taxes reduced. ITs blue ridge on the medford,farmingville boarder.

Their is leisure village which also has cheap taxes also. Alot of the new developments you forgo you cheap taxes with expensive condo and house prices.

Do you have a lot of money to spend on a house? The reason I am asking is because it seems the places with the lowest property taxes are mostly the "summer" towns for the wealthy on the east end. That is because they do not have a big school district with expensive administrative and unionized personnel to support. For example, look on MLSLI.com and you will find some amazing property tax bargains in the right places.

Here's some "cheapie homes:"

AMAGANSET $450,000 Annual Taxes: $345
MLS Number 2397935

1936 Montauk Hwy
AMAGANSET, NY 11930 Annual Taxes: $3,016
List Price: $699,000
MLS Number 2417116

If you have a lot to spend, look at this property tax bargain on a $4+ million house:

78 Meeting House Ln AMAGANSET $4,495,000 Annual Taxes: $6,600
MLS Number 2349209

Imagine only paying $6,600 on a $4+ million house! A Levitt house in Levittown costing literally a fraction of that pays twice as much property taxes!

That's just one east end area with property tax bargains. Look at the others like the Hamptons, Quogue, etc., and you will see those people pay next to nothing in property taxes compared to the rest of us. If you want to stay on LI and pay little in property taxes, that's where you should be looking: mainly "summer" towns with small school districts.

I know several families that are happy in Bay Shore with "lower" taxes. Contrary to what people say about it that dont even live there.

Chaser199, if you were not yet aware, oftentimes, the MLSLI.com lists a place's location by the community named in that place's mailing address, which is, more often than not, different from the city, village or hamlet where that place is actually located.

You can find out in which community (city, village or CDP) a place is actually located, which is oftentimes different from the community named in that place's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

retirement age means you don't have to worry about schools. And that's the only negative for Hicksville in my opinion - it'ss a good town with about $7k taxes, and still close enough to NYC. Loved it there for our starter house too.
