I know Connetquot is much bigger but I dont know much else. I signed contracts on a Sayville house/Connetqout schools. As long as everything goes o.k. we'll be leaving SWR for Connetquot. I was wondering how they compare?

According to New York State Public school rankings std rank, SWR High school 135, Connetquot HS 161, so Connetqout is a better performing school in that regard.

FWIW, schools are probably not too far off, but unless youre moving to Great River or Idle Hour I think Shoreham and Wading River trump the surrounds of the larger La Boheme area.

Keep in mind, SWR dies have some baggage financially. If I were coming out this way(for the same money) I would look into MS, MP or RPSDs first.

Anyway, it sounds like youre on your way and Sayvilles a really great town.

(They sure do, and no kitchens or cafeterias in the elementary schools, and its a hassle to drop off 2 children in elementary since they have a K1 and a 2345 building.) Why the move? For a couple reasons, but one main reason is I work in Sayville and need to be closer to work. My morning right now is very stressful. I have 2 children in 2 different schools and 1 that goes to preschool every day before I go to work full time in Sayville. The house I am purchasing is a short sale. A colonial in Sayville with decent property for $320 = not bad IMO.

3.5% down on a FHA loan. Then the closing costs. I cant remember if it was 23,000 or 28,000 total. Either way, I'm all set. It would almost be easier to buy a house that wasn't a short sale b/c you could roll in the closing costs, but then again IMO I'm getting a house thats worth more than 320 for 320. KWIM?

Not to cast doubt but Ive heard that banks want as much as 80% up front on shorts and even then they dont always go down.

Maybe it depends on appraisal?

IDK they had an appraisal done recently and it came out 350 or 360? The sellers agent said shes 99% sure they will accept. IDK though. well see! If it doesnt work out it wasnt meant to be

In Connetquot SD, you are much closer to everything, so of course it doesn't have that "tucked away" feeling, but that's what happens when you add a half hour commute each way every day. That and the exploding taxes in SWR are serious issues. The LIPA gravy train derailed. Northport SD is next on the hit list, watch out for exploding taxes there as well.

It seems like the OP made the right move as long as this short sale thing works out.
