You have a two year old and three houses to pick from:

1) Franklin Square: 60 Commonwealth Street

2) New Hyde Park: 108 N 2nd Street

3) Lynbrook: 113 Wood Street

They all cost about the same.

Which one is the best pick, especially for schools and neighborhood?

Not familiar enough with Lynbrook....of the other 2, I'd probably give a slight nod to the FS house - close to parks, I think the shopping is better and the neighborhood is probably a bit quieter. FS in general has a good community feel.

If you take the train, I think the NHP house might make more sense. But if I were given only 2 housing choices and forced to pick between the 2, I'd go with FS.

If the Lynbrook house is in SD #20 then it's that one hands down.

Default School Districts

I would choose in this order Lynbrook (blue ribbon schools), Franklin Square (as long as it is FS schools and not Valley Stream North HS or Sewanaka HS (Elmont) and NHP.

I love how SD comes before anything else. I guess that's what folks on LI are really buying into and not the property itself, right?

Will the picks be different if the SD was taken out of the equation?

Long Islanders can't take the SD out of the equation. It's a status thing...runs to the core of their consiousness.

its not a status thing, its a where you want to live, and where you want your kids to go to school, and resale value down the line.

My opinion:
Lynbrook house looks nice from the outside and in my opinion better on the inside. It would be my first choice, second and third... I dunno. I don't know much about Franklin square, the house looks ok, but I would prefer the Lynbrook colonial regardless of SD. the NHP colonial looks awkward, it has a small footprint and looks like at least 1 br is tiny. Its a non-starter for me.

have you seen these houses? condition in real life and layout there beats online musings anyday.

As I mentioned, the Lynbrook house is more expensive. If the bank approves you for it, then you can afford most houses in Nassau at the low $400k range with ~$8k taxes. The basement is one with 6-7 ft ceilings or so? I would shop around.

The SD you are in is pretty much the most important thing to look at on LI. That determines the area more than anything. Is this only true for Long Islanders? Why would someone "take the SD out of the equation"?
