The remediation costs are astronomical for the sheer size of the buildings and grounds, and all the asbestos filled steam tunnels which traverse the property. There are razed buildings buried on the grounds as well.That will be the obstacle to development.

Don't forget the massive amounts of lead paint used. If I lived anywhere near there, I'd be wearing some type of rated, approved particle mask during and after the demolishing.
My buddy lives on Old Dock Road, and most people out there don't mind the abandoned buildings. It makes for quiet neighbors and a large open area to walk the dogs and take the kids.

Its a great place to go for walk, you can take the KP hike n bike trail down to St Johnland and then walk back through the central boulevard. I walk there somewhat often, though won't be going for a long time after they demolish the power plant. You can watch the RC copters and planes that fly there too.
I do not see it getting more exclusive. Didn't they want to create affordable housing there at one time?
I think they wanted to build condo's at one time..not sure what type but I know the residents are against it. I hope they don't build affordable housing there. I would be against that personally.

They gave a lot of acreage to Nissaquegue (sp) state park and I believe were suppose to give more. I'm not sure of the exact amounts - it is documented though. I cannot see having affordable housing or section 8 houses on such a prime spot.
I guess a developer could buy some of the land and build 800k houses with 18k year taxes but I don't know how many buyers they would have...
I think they have to "clean" up the site first which is beginning which is great but as far as big plans. I don't see anything happening for awhile. Economy, residents going crazy over anything stupid (casino, low income condos, large industrial area) and some buildings will still exist.
Who knows maybe a retirement community and have the property open and safe to the public for walking, riding. And please not another golf course...
I think it's about 150 acres dedicated to the park initially.

I already have an senior citizen affordable apartment development near my house. I don't believe I would have a problem if they were to make it 55+ affordable housing. But, I'm not going to lie, I would proably really have to give it a lot of thought before definitely saying "yes".
