So my cousin and I are going in on buying a house. We think we found a good deal in Huntington Village.
Any tips or warnings about buying near the Village? Any issues with the Village and renovating homes or ordinances, restrictions? What about the Town of Huntington?
First thing you need to know is that Huntington is a colloquial, not a real, village.
It is important to know that there are 3 "Huntingtons" (from smallest to largest, in order of acreage):
1. There is the Hamlet of Huntington (whose "downtown" commercial district is colloquially referred to as Huntington Village);
2. There is the "Huntington, NY 11743" ZIP Code postal zone, and it includes the Hamlet of Huntington and parts of 2 villages (municipal corporations) and 6 other hamlets (unincorporated areas) within its service area; and,
3. There is the Town of Huntington, and it includes 4 villages and 15 hamlets as well as the "Huntington, NY 11743" ZIP Code postal zone and all or parts of 11 other ZIP Code postal zones, within its borders.

The Hamlet of Huntington has a different border than does the "Huntington, NY 11743" ZIP Code postal zone (i.e., a place can have a "Huntington, NY 11743" mailing address and not be in the Hamlet of Huntington and a place can have other than a "Huntington, NY 11743" mailing address and be in the Hamlet of Huntington): places that have a "Huntington, NY 11743" mailing address that are not in the Hamlet of Huntington are in the Hamlet of West Hills, the Hamlet of Halesite, the Village of Huntington Bay, the Village of Lloyd Harbor, the Hamlet of Cold Spring Harbor, the Hamlet of Centerport, the Hamlet of Greenlawn, the Hamlet of Elwood, the Hamlet of Huntington Station and the Hamlet of Dix Hills; and, at the same time, there are places in the Hamlet of Huntington with a "Cold Spring Harbor, NY 11724", "Huntington Station, NY 11746", "Greenlawn, NY 11740" and "Centerport, NY 11721" mailing address.

Can you be more specific? Those are rather undefined questions.
As Walter already pointed out, there is no real "Village", so the Town of Huntington's rules and regs would apply to anything you'll be doing to structures. If you go on their website (google "Town of Huntington, NY), you'll find tons of information, including building codes, permit requirements, etc., etc.
Most areas near "the village" are pretty good. Can't answer any questions about renovating although as pointed out, there is no real "village" to deal with. I've heard in the past the inspector can be slow to get out and do his inspections, not sure if that's still true or not. I'd imagine they are just as strict as every other place on LI seems to be these days. They need the money.

I have to say, from all LI maps posted by Walter so far, Huntington has the most aesthetically pleasing one - it's like origami mirroring the coast line.
I interpreted what qlty posted ("To the north in Huntington Station its a high crime area that's out of control") as somewhat ambiguous.
It could be a misstatement, placing Huntington Station as north of Huntington; or, it could be referring to the north part of Huntington Station.
Or there could be a little-known indigenous group in Huntington called "The North" and to this group Huntington Station is a high crime area that is out of control.
