Silver coast on sale for 5 digits. I could put these houses on a few credit cards.

Ridiculous. Mid-Lower end LI is simply in a depression at this point. Wake up local politicians. Wake up Washington. And there are unions out there calling for higher taxes. Youre all nuts.

EEk Crooks, that's East Massapequa/ Amityville SD. And 2 people died in that house a few months ago in a house fire.

Update: Fire Kills Two in East Massapequa - Massapequa, NY Patch

This thread is not a slight on RP, quite the contrary. Lower middle housing allover LI is in a depression.

There are alot of good deals in Rocky Point. You just have to know the town and in my opinion avoid the hills unless you are overlooking the water. The roads twist and turn up there and can be tough if the winter is bad. Rocky Point does have alot of pride in its town and as a whole is a nice middle class town. I would personally want to be just west of the business district in the neighborhoods by the golf course. There are lots of deals for about 200k and under and with a very good school district, RP is a very good choice especially if you are looking for a good deal.

Psst 99k isnt cheap. In Shirley you can get a 3 bedroom, nice, move in condition house for like 90k or less. Same with Mastic or Mastic Beach, and then you don't have to worry about living 56283 miles from the Expressway/Sunrise/ any road thats not a pain in the A to drive on.

seriously, how do you guys up north deal with 347/25A? very serious problem on the N shore with lack of efficient highways IMO

I'll answer for him: William Floyd.

If you drive 80MPH down it you can be somewhere useful in one half hour.

Have they been patroling that area a little more lately? I've driven it a bunch in the past and that'd always held true, you could FLY there with no problems. I was taking my kid to Finks the other day and the WFP was FLOODED with cops.

There's a precinct headquarters (#6 I think) right on Floyd at the LIE. Speed at your own risk.

I think you have to be careful when you start hitting the numbers discussed in the OP. Bad sign when investor / landlord types start to get really good value. If there are significant spikes in year round rentals, it is not good for a community. You want young couples / families to be buying these homes.
