Generally speaking, it takes from the time you list it to the time you close.

I looked at your listing. Please don't take offense as the house looks decent but to be honest, there's no 'wow' factor (and those striped walls in one of the rooms sure aren't a plus). Public schools in Mineola are nothing to rave about either. Also, a party driveway is a huge drawback in my opinion. That alone would kill any interest for me and I'm sure alot of other people as well.

Party driveway = PITA. Always jockeying cars in and out with the neighbors. ESPECIALLY if the area has no off-street parking allowed overnight. Hopefully it doesn't have that rule where you are.

I don't like the "ironwork" on the front door. Makes me think of crime when I see houses with iron bars anywhere on doors and windows.

The price is way too high for that age and type of house in this market.

Finally got the link to work - agree about the driveway. This is the area of Mineola that looks like Queens, I looked at the other houses in your range and honestly most of them are bigger and nicer. That's your competition. You can see for yourself. You need some curb appeal out front. Is yours the last house before the corner, with the corner house on the next street looming over it? That's a drawback too.

Don't see this house going in the $400Ks to be honest, but you never know.

Currently there are 53 homes for sale in Mineola, not to mention the surrounding towns. I watch the local real estate as a hobby. Looking at your house, not trying to be snippy, but here is what I see. You have small narrow property 45 X 100, which means your neighbors are on top of you. (FYI my home is on 60 x 100 in the same school district). Number 2 you have no dormers that are shown, so I assume both bedrooms are slanted ceilings, still 3rd and 4th bedroom, however which is a plus. Your agent does not show a kitchen picture at all or a decent picture of the bathroom. It appears that the basement is where a bit of money has been spent, but a good agent can tell you that a nice basement will not sell a marginal house. You have a detached driveway and the garage is at the rear of the property, which makes the yard even smaller. I would suggest that if you want to sell quickly you will need to drop the price at lest 30k and listen to offers from that point. I know the homes on your block and I would have to say that your home is overpriced by quite a bit, if you want a fast sale. Go to MLS-LI.com and type in Mineola and look at your competition and you will see what I mean.

I looked at the name of the realtor.

A "no name" place in Ridgewood Queens.

Tell your parents to get a realtor in Mineola who knows the neighborhood.

The home is very overpriced for the area and the realtor is not realistic at all. Houses in Queens cost more and it is apparent the realtor does not understand the LI market.
