I'm curious if people who had been planning to sell their homes within the next few years are now going to sell sooner rather than later, or wait it out to see what happens? What is your thinking about this? I'd be interested to hear what the agents say as well.

I can say that me and my wife were anticipating to sell down the road, planning ahead to our retirement and have in fact accelerated our plans, deciding to sell now, rather than to risk worsening market down the road (not that its great now to say the least). Granted that the fact my job is flexible enough that it doesn't matter where I live as long as its close enough to an existing company location made the decision a tad easier.

I will be selling next spring and I buy sell often. The trick is the price and the product. Good houses that are priced right sell quickly. Last month I saw a house the day before it went on the market. It was simple but high end on the small detail-clutter free also. Three other houses were for sale on the same block and are still siting. When I saw this house I knew it was going to move fast and with in three weeks it came off the MLS. The house was prices at 400K and a larger house but not as "homey" three doors dwon was 500K. There are still a few good deals. My houses always sell quickly -you have to have a good agent who will not blow smoke and tell you your house is worth a lot more than people are willing to pay.

You make some good points, particularly the last one. Many people chose a real estate agent based upon which one tells them their home is worth the most. A house is worth what is is worth. Especially in todays market you need to price very aggressively in order to get your property sold. Personally, I will walk away from a listing if the seller refuses to be realistic about the price. It's not worth investing my money and time on something that will not sell. The flip side of the coin, of course, is that any home that is priced properly will sell in almost any market.
