That said, I found a place in PJS that I really like and I have driven the neighborhood pretty thoroughly but cannot seem to find any issues there I am not sure what is meant by "Lake Streets" but if I have to guess maybe they are referring to Ontario, Huron, Superior and Champlain (between Jayne and N. Bicycle path)?

The house I am looking at is in the triangle section between 347 /Old Town Rd/Terryville Rd. Can anyone who lives in that area comment on it? I do NOT want to seem rude, but I am looking for true life advice from residents if possible rather than anecdotal "I heard that area is bad from my brother's former roomate" type stories. Again I don't want to be rude but it seems like many posts on these boards are less factual and more hearsay.

I don't care about how ethnically diverse the area is. As long as the people are good, take care of the neighborhood and are not troublemakers. Let's face it, bad people come in all colors of the rainbow.

Anyway, any advice is most appreciated! I would especially appreciate info from Suzy Q. or others who live there. Feel free to message here or PM me direct.

Thanks very much in advance!

NOTES - I do not have kids nor do I plan to have any, just my fiance and I and our dogs, so school district doesn't matter much. Really just want a nice, safe area to live in with something of a limited budget (under $300K)
I live in the area. The triangle area is very nice. It's the area just south of the tracks on 112 you need to avoid. PJS is a sprawling, lovely town that gets a bad rap because of the disgusting area from upper PJ to 112/347. The major cons are that 347 traffic stinks, and you're going to have a tough time getting down to the LIE when you need to. Another com is that Suffolk PD tends to turn a blind eye to the drug problems/vagrants in the Upper Port/PJS area--until it's summertime and then lower Port b**ches and moans and gets their summer patrol cars in.

There are some nice sectors of the area. For example, superior street is nice. As for ontario, huron, and champlain, there are many nice houses & many not so nice just as in every area. Its primarily a white area with the exception of a decent amount of latinos. The area is given an extremely bad rep without any of it being accurate.
