Not necessarily. Since your taxes are based upon both your assessments and the tax rates applicable in your area, your property taxes could still go up if these tax rates do. However, the County tax is less than 20% of your total tax bill, while taxes for your local school district account for more than 60%. (The remaining taxes, i.e. approximately 20%, are attributable to your applicable town, special districts, city and/or village.) Thus, even though County taxes have not increased this year, your property taxes could still go up if your school or other taxes do.

I don't have much of an idea about commercial properties. I guess my frustration is more about the inequitable contributions of Nassau's residents. Don't think I'm saying that taxes need to be done with altogether, but I do think that the system needs to be fairer.
When you have 10 people living in a home, the property generates the same amount of revenue as if only 1 person lived there. But what if all the residents in the home stuffed with 10 people work or have an income? Why should they not all be sharing in the taxpayer's burden? You're assuming the home's residents all pay rent, and therefore contribute. That's not always the case (adult children living with their parents indefinitely, is one example). Further, even if they were to pay rent, you are saying that they are paying "their share" of the property tax. Maybe it isn't fair for someone's illegal renter to only contribute $100 a month to the county/schools while I have to shoulder $1k a month (especially if we earn the same amount of income). I think a different system might make it more equitable for everyone...AND of course REDUCE my tax bills, LOL

And, that different system would be to eliminate gov't schools and to only have private schools.
