Does anyone know the town code for a garage conversion in the town of oyster bay? We have a 2 car attached in which one garage was converted to living space and the door was sealed. We are thinking of selling and have been told that the garage door needs to be removed and a new wall with a footing and a window has to be installed in place of the door.
Was it done with a permit originally? I would check with the TOB and see what you have permits on file for. It is possible that as in TONH, there was a time that they looked the other way when these changes were made.. If there are no permits for the change then you need to remove it and return it to a 2 car garage or else you will need to undergo the permit process which involves electrical certifications at the very least assuming there is no added plumbing.
I would guess, that it is going to be faster and less trouble, possibly cheaper to return it to the 2 car garage, but that is just a guess based upon the ToNH and their permit process, which is nothing short of a royal pain, combined with a slow boat going no where fast.

hello, to file for a C/O for the garage conversion you will have to have a architect draw up a set of plans with an engineers stamp. get a recent survey. if you have added electric you will probably need a fire underwriters certificate and then follow the town of oyster bay web site to building permit applications where you can print out the paperwork to apply. there is a 50 buck application fee and because you are filing to maintain an existing structure the permit fee's are doubled. I would speak with an architect before contacting the town as they will be able to advise you if you might need a variance of some sort. The door and window are escape portals that are required by code. the only other thing I can add is you mention someone told you. when you sell your home the purchasers lender will require a survey. then they will request C/O's.if they feel they need them. the town itself doesn't know your selling your house. the benefit of ponying up the 1500 to 2k it will cost is the peace of mind that if asked you already have the c/o and will not delay the sale of your home. with a thing like a deck it is not uncommon for bank to allow the purchase based on the new owners agreement to comply with a C/O. but a garage conversion will probably be questioned. At the time of sale inspection you might be able to unconvert it ie open up the wall ect. just something to think about. good luck
