I'm in the process of buying a house a but the deal is not done yet. The cutoff for the town is Tuesday to submit the grievance. Is it worth it for me to file now ? Will I see any benefits if I'm closing July 1st ? Will it apply right away if grieved ?

I would file yes. I am in the process of buying now too and started the grieving process.

If you're in contract, you can give it a try. Or better yet, ask the current owner to start the process and then any reductions can be transferred.

Problem is that the owner lives out of state. I was going to file on their behalf. I'm going to town hall tomorrow to see if someone can help.

We are just going into contract ourselves on a house. I have called Mark Lewis-they have grieved and won a deduction for us before. The told me the house is being assessed for over $100,000 more than we are going into contract to pay for it. They will take on anything being assessed more than $20,000 I was told. My sellers already applied and we will take it over at contract. I think I needed the contract to start process but unsure if I even needed that-I would give them a call-

Just realize that a company like Mark Lewis (if they win) will charge you the amount that you save as a fee. You can do it yourself as well but you will need alot of information (comps) on other similiar houses nearby and their taxes. Obviously this will be much cheaper but does require a little more of an effort.

Most services, including Mark Lewis, charge half of what your tax savings are if you win. I've used the Heller and Clausen Group and they charged the same. Just remember that next year you get to keep all the savings to yourself (assuming you don't file another grievance).
