Most of the agents do not answer email so I would like suggestions.
Many agents don't want to be bothered with rentals, unless they're whole house rentals . That could be one reason for the lack of responsiveness, although personally, I think that's rude.

I hate that.... if you don't want to be "bothered" with rentals, then why list them??? A while back when I was looking, I had left so many emails and voicemails for agents about rentals they had listed. Not only did I get maybe a 1% response rate, but the woman who DID respond was a freaking liar. I said I needed a 1BR for my daughter and I. She asked how old my daughter is (14 at the time) and she said "it's illegal to rent a 1BR apartment to a parent and same-sex child". I asked her to and reminded her that I am a single MOTHER with a 14 year old daughter. This stupid skank said it again "it's against the law for any landlord or management company to rent out a 1BR apartment to a parent with a same-sex child". I told her she was crazy and hung up on her. I should have reported her.

There could be any number of reasons why they may list them. Some agents may hope another agent will find the tenant(s) or they are working with the landlord because they hope to get the sale down the road. Or maybe they're busy with a buyer or seller. Nonetheless, I agree it's rude not to reply, even if it's the following day.
Rentals can be very labor intensive; showing rental after rental without coming to a conclusion, or showing rentals to someone who is working with several agents--all but one agent are working without getting paid and the payoff is often small (the fee usually gets split four ways, unless it's the listing agent who procures the tenant and then the fee only gets split with the broker/company). Plus, following up on references, employment information, obtaining credit reports, etc. takes time but the landlords expect us to take care of all that.
Also in two family homes landlords dont like using realtors. The odd quirk of housing rules is a realtor is subject to fair housing rules. A small landlord renting out lets say a two family home is exempt.
For example I rented the legal top floor of a two family house when I was single. Landlord only wanted two male single roomates who both work in Manhattan in a job with long hours.
He and his family lived below and did not want kids running around, stay at home Moms hanging around, section 8 people, people who wanted to use his backyard and he wanted to kill the heat in the unit all day as he provided heat.
Later I asked him why no single girls, he said he had them priior and they keep the house neater and have food and they had boyfriends sleep over all weekend which is annoying. Single Men may throw a party or two but generally they sleep at girlfriends house, go away on the weekend and work long hours. In particular he liked Big Four, Banking or Wall Street. They usually leave at 7am and get home 8pm.
Legally since it was his own house he could pick who he wanted. By law if a realtor was hired a section 8 person with 8 kids could move in.
