What exactly do you mean by declined? I agree Hempstead Tpke is not the nicest looking area to drive down, but once you get into the residential streets you will notice meticulous homes, normal middle to upper middle class families, extremely low crime, families are active in sports with a newly renovated football and baseball field, community pool, schools are very good, etc.

NSHL10, if you're a Franklin Square resident, why would you make such a statement and turn people away who are willing to move in and improve the neighborhood. Would you rather make it seem like it's a low class neighborhood and entice that class of people to move on in and bring it down some more. Unbelievable! That's how the cycle begins, people get scared off by something they see and don't like and run away and open the doors for more of what you say "declines" the neighborhood.

From what I see, Franklin Square is the type of neighborhood where kids go off to college and come back to raise their families. I've been living here since the 1970's and I'd say there's been a minimal negative change and a greater positive change in respect to bigger and nicer looking homes . . . not a sad decline!
I tell the OP the truth about making sure the money he puts in between the house and addition can hold up in the neighborhood. I am sure you have seen the 1.2 million dollar (asking price) house next to the side of Rath Park. Do you think that person did his homework regarding what price the area can hold?
Here is the bottom line:
Franklin Square is an average community stuck between 2 below average communities. The turnpike is dirty and disheveled. Elementary schools are good,Carey is ok. Being part of a central high school district has its issues as you lose control over your local school.
It reminds me of Queens Village back in the 80's.
There is a certain price point that a neighborhood as just described will hold. The OP needs to decide if this house fits that bill.

I grew up in the Village of Floral Park and lived there again in my 40's for a while. I know Franklin Park and think it is a great area. Modest homes but peaceful and here is the thing: It's very conveniently located.

The killer is the taxes. They are so very very high for a kind of working class neighborhood. (Let's be honest.) So, adding a second floor will be a good idea if you really love Fr.S. but not so good if you want the best high school for your kid and need to move to get it later on.
