ye, I am wanted to sell a starter house but excuse the pun, dont know where to start. I will ahve finished updating it almost totally in a few weeks and dread putting it on the market in the winter, but then again, I dont want to leave it empty.
How is the starter market doing? It will have an updated kitchen, 2 baths, basement, new roof, mostly new windows(rest are 4 years old), hardwood floors.
Price depends on weather we go fsbo or thru a realtor but it will be in the low 300's
Any other advice or opinions?

Dorothy, having sold a house late last year, we wanted to go FSBO to save a few $$. In the end, we realized that we could not put the time into it that was needed. In this market, a good realtor,imho, is worth the commission.
You're going to have a lot of company when you are selling:
I just did a quick check of homes in Patchogue in the Pat/Med school district, priced under $350,000:
118 Homes on the market
Low price 209,000
High Price 350,000
Average price 303,019
Mode price (most number at this price) 289,000
To answer your original question, the starter market is really the only place that we are seeing any activity. But, make sure that you price it very aggressively or it still will not sell. As to whether to sell it in the winter or not, I don't see things being much better in the spring (but nobody really knows for sure). Also, if you have a mortgage on it you need to consider your carrying costs. You didn't say so, but it sounds like you don't live in it, so if you decide to wait, make sure to leave some heat on or winterize the pipes.
