This place has everything to do with what you can afford. You could live in a veritable paradise if you had the dough. What are you working with - salary & down payment?

Smithtown is always considered amongst the top school districts. You have Smithtown, Nesconet, and parts of Hauppauge in that school district. Smithtown taxes are a bit on the high side. In some cases, you pay for what you get as they say ... Hauppage schools are also not bad from what I understand and some parts of Hauppage have reasonable taxes due to the fair share of large companies that reside in the industrial park areas.

Smithtown taxes are horrible and I don't know why.
I do like the Smithtown Pines area ...lower taxes Hauppauge schools.

If I were going with in that area I'd do Stony Brook/Setauket
3 Village is a much better district with lower taxes.

I still say best bang for the buck on the North Shore would be Kings Park to the West and Rocky Point to the East.

Pretty varied towns. In my experience Commack schools are excellent, but the taxes in Commack are quite high (even compared to Smithtown clamboy). Not a fan of Sachem schools (holbrook) but they are okay. Pat Med, not so much. Dix Hills, if it is Half Hollow Hills, has quite the reputation but is as different as you could get from Medford or Holbrook. Very expensive. I did look into 3 village, which are very good schools, but their special education and services for students that are not the typical A student were lacking. But that was my personal situation and choice. A nice compromise is Hauppauge. Conveniently off of the LIE and Northern State and you can get great tax breaks along with very good schools due to the industrial parks. Harborfields which is Centerport/Greenlawn is very strong as well, but expensive.

I agree on Hauppauge.(NOT ISLANDIA/CI)

Commack is a poor mans Dix Hills.
Way overpriced/taxed

Not too sure about Greenlawn.

Elwoods not Bad....wheres TomMoser?

My Picks:

West: E.Npt/Kings Park
East: Miller Place/Rocky Point

Holbrook is a hamlet, partly in the Town of Islip and partly in the Town of Brookhaven.

Medford is a hamlet in the Town of Brookhaven.

Commack is a hamlet, partly in the Town of Huntington and partly in the Town of Smithtown.

Dix Hills is a hamlet in the Town of Huntington.
