What would an average annual property tax bill would look like in Hewlett, Lynbrook and Woodmere. For example on a $520,000 house. Does that include flood insurance, if not how much would it be in all three locales?

I grew up in Lynbrook with valley stream schools. My parents had a 12 room house which they sold in 04 for $499k and at the time they were paying $12k in taxes and village taxes

We are currently in valley stream with Hewlett-Woodmere schools. Our annual taxes Re roughly $11k. This does not include flood insurance. We paid an add'l flood insurance of $417 for 2013. Next year, no more flood insurance cause we will be off the flood maps.

Above posters correct - you should be thinkin 9-12k in the Lynbrook area.
