Hi,
My hubby and I are thinking about moving to The Preserve Townhomes in Coram. I need information about the area, schools, etc. It is located on RT 112 by Middle Country Road.
Any information will greatly be appreciated. Thanks so much!

If this is part of the Avalon Bay community I can tell you a little. It is part of the Avalon Pines family which is by Pine Road in Coram. This part (on middle country road)is phase 2. As a whole, Coram is a pretty decent town with the areas closer to Gordon Heights being a little more shady and with a higher crime rate. Obviously when you live on a main road or very close to one there is more of a chance of incidents such as vandalism. Some of the residents from the other community have told me that they thought the building was rushed and they cut corners. They have had issues with windows not being sealed properly and heat and water pipe issues. The repairs are usually quick and most maintenance people are pretty nice. One major thing though is if you see how long people stay in the complex, most only stay a year or less. Otherwise, proximity to major roads/highways is pretty good and Longwood is an average school district if that applies to you. either way, good luck and any other complex nearby that you might have questions about, feel free to ask. Honestly the complex on Coram-mount sinai road, I think it's called Stone Gate might be another good option.
The Preserve Townehouse community IS NOT part of AVALON nor is it affiliated to. It's NOT even a year old. People are still moving in and the community is still being built. As far as people staying or any complaints, only time will tell when the time comes to renew their leases. A lot of professional people do live in this community! You would have to see it for yourself to decide, but no matter where you go just remember each place has its faults as nothing is perfect! Good luck.
I just had a very good friend move out of Longwood schools for his kids. It's a horrible district, I would consider private school if you have to move to Coram. Around that area, Three Village is excellent. Also hauppauge, port Jefferson, smithtown. Shoreham-Wading River, Miller Place. I would stay away from Longwood and Middle Island. I grew up in the Three Village area, it's beautiful. I live in Pennsylvania right now but am moving to Wading River in two months. This is going to be a very judge mental statement but Coram is really not that nice of an area. I would maybe try to go out east a little more for inexpensive newer houses in better districts. By the way, my friend that sold his house in Coram lost a lot of money on his house because of the school district, and he is in the real estate business. You can't sell houses for a lot in that district because of the school issues.

I don't think Longwood is that bad at all.
I think it's better than Riverhead, keep in mind part of Shoreham goes there too.
It's just very large and isn't a complete white out.
If you're budget conscious I'd also give Sound Beach a look, both Sds are fine.

Longwood is not as bad as you are making it out to be.
