I'm looking at some of the recent home listings in the Hewlett and Woodmere area and I'm surprised at the (relatively) low prices for what look like some really nice homes. I just saw a very nice older colonial on a large piece of property for $629,000 in Hewlett Harbor. I always thought this was an expensive area. What's keeping home prices down? Sandy? High taxes? Other factors? Just curious.

Only on LI would $630k be "low price"..

Yes, I'm reminded of that every time I see one of those real estate shows featuring a young couple buying a mansion for around $250K in another part of the country.

My first thought is it's nearby and not actually in Hewlett Harbor and the RE agent is shining people on.
The SD is top notch there. Not sure about Sandy. People affected by Sandy in 5 Towns that I know are in Cedarhurst.
The 5 Towns has a war going on between christians and secular jews vs. orthodox jews. I don't think this is affecting Hewlett Harbor. It seems more in the lower priced areas. Don't buy anything in the Lawrence SD if you are not sending kids to private school. OJs have taken over the school board and are slashing services for the public schools while selling off public schools to jewish schools on the cheap and spending school district money on busing for their own kids to jewish schools as far away as Brooklyn. Beware of Cedarhurst as OJs are buying homes and turning them into houses of worship and causing QOL problems for the homeowners.

hewlett harbor is still an expensive area but there are a handful of smaller, older houses that most people would knock down because the property taxes are so high. The neighborhood hasn't really turned over so it's an older community.

Prices are being kept down mostly because that is not a competitive price bracket. With all the foreclosed homes that have been redone and put back on the market for under 300k not many people are looking higher than that. Also if you could afford to live in a high priced home you are probably savvy enough with funds that you don't need to sell it right now.

I live in Hewlett (not harbor) and got an amazing deal on a house which was selling for about $280K more before the bubble burst. The people we bought were underwater when we bought the house which suck - really sad. We have some of the best schools on LI, amazing neighborhoods, shopping is great and is a very safe neighborhood. If you can afford it find a house and move here!

if it's the house I'm seeing on mls it borders Main Street which is a busy road.
