So we're purchasing a home in the next few months, and just about the only thing we envision ourselves doing to it would be an eventual conversion of one side of the house into a full height master.

Currently the second floor is set up like a standard non dormered cape. You walk up the stairs, theres a bathroom in the middle, and 2 small bedrooms on either side with knee walls and a triangular ceiling that follows the roof.

Since there is an entrance to this second floor by way of a deck above the garage, we plan on eventually turning the entire north half of the second floor into a MBR with bath, and the south bedroom (which has the doorway to the deck/entrance over the garage) becomes a small sitting room.

The bathroom is brand new, and already dormered out from the home, so really the only thing that we need to be done would be to turn the triangle of a bedroom, to a square and meet the new wall with the existing dormer for the bathroom which is right next to it.

Can anyone estimate (from experience) what kind of cost we're looking at to basically take one bedroom and fully expand it to full height ceilings. Looking mostly for shell only pricing since we will do all the finishing work ourselves/with friends. There is no expanding of the actual space, just erradicating the knee walls and turning the room into a large rectangle. Bathroom is already finished, so that doesnt need to be touched either

Hallway coming out of the bedroom that will be closed off at far end by stairs so master BR and master Bath will be all one room. Bedroom at far end will become sitting room with glass door entrance to privacy deck above garage

The best way to get this answer is to get a free estimate from a contractor. Numbers being thrown around on a forum will be all over the place.

Just asking a simple question. Dont need to be a smart a$$ about it. If i was ready to get it done, i would go immediately to a contractor. But i'm not, and its a future project. Just curious if anyone has had similar, how much, who. etc

Next time refrain from using typical internet forum sarcasm

You would have to. You would be bumping the roof up and squaring it off on that side to accomodate.

ok...seemed like u were not taking into account. would u be able to do one side without screwing up roof?

no matter what you do, you're changing the roofline in the area you want changed

I think when we bumped out our house (similar set up, but we did the whole 2nd floor back dormer, plus a first floor bumpout to square off first floor in back) the framing was right around $25K. That was 8 years ago.
