$225 - $250/SF -- you have to build in contingency and anything less than this I agree with above: you get a Home Depot special - - real gar-bage...... I'm in the industry.....

In first instance you have to classify What end do you have High End , middle or low. This area is between middle and high. If you have high end finishes, the indicators could be between $175 to $250. High end finrgshes, means. Facade in brick, windows as Pella or Marving, simulates AL, Roof - slate roofing, Tiles in stone or marble, AC, High efficiency, radiant heat ,
etc.

175-250 psf?
So for a 3,000 square feet home you are talking about 525k - 750K.
The numbers are just TOO high. Maybe on 25% on material and 75% on labor, which is a total ripoff.
Try to find a 40/60 ratio contractor.
Unless you are looking to drop 70-90K on a kitchen, it will cost about 400-525K to build something like 104 Maple.

104 was sold for 520K. Throw in closing cost and you are looking at about 530K for the developer.
It was sold for 1,125,000.00. So 1.125 mil - 530K = 595,000. Keep in mind, the developer 'probably' also have to pay a commission to sell the place (5% = 56k). So 595K - 56K = 539K. So, i assume he won't do this job for no profits, he probably pocketed anywhere between 60-100K in profits, which takes us to the 400-525K range.
