Hi, we are looking to buy a house in the near future & one of the areas we are considering is Syosset. I am, however, concerned with the resale prospects of houses in Syosset. I've been following the market in Syosset for about a year now & I see that most of the houses from last year remain unsold. Meanwhile, the owners of those houses are stuck with paying 25-40K in taxes for those houses. I assume that the kids of most of those people have already graduated from high school. I really would not want to be in such a situation. Can someone shed some light on the housing market situation in Syosset? Thanks!

25-40k taxes would mean the higher end of Syosset homes, no? What range are we talking about? Because the 500k ones should be selling ok. Very desirable school district. Higher priced homes don't sell that well no matter the town (maybe Manhasset I guess).

Syosset is generally considered a sought after area. However, at any given time, some price points linger more than others, regardless of the area; in addition, it's possible that the listings you're looking at are simply overpriced .

What price range are you looking at? That'll help in giving you a better answer.

thanks for your feedback. The houses that I'm talking about are between 1 & 1.3 mn price range & my target price is 1 to 1.1 mn.

Hmmm, interesting.
In your stated price range, I see only six currently available, of which one has been on the market on and off since 2005--now $700,000 less than when originally listed!
Another one is new construction, which has been on the market for two years--with a price increase last year over the previous listing in the prior year
The others are recent listings - nothing unreasonable about their days on the market at that price point (in most areas).

There were about 4 or 5 others which were listed previously & were taken off. Out of those only one shows up as 'sold' in MLSLI, so I'm assuming the rest remain unsold.

Keep in mind listings can sometimes be deceiving. A house could be listed in Woodbury but actually be in Syosset or vice versa. Both areas are very nice either way- I'm not sure which area is more desirable or more affordable really but just in general, homes are not always located where they say they are.

We sold our house in Syosset at the first open house. We are now in contract on a house in Syosset. We made 3 offers on 3 houses before we got my house. Each of those 3 houses all had multiple offers within the first week of listing. If a house is overpriced and needs alot of TLC then it will sit on the market, in any town. In my experience, if its in good condition/good location then it sells fast.

North of Dairy Barn and into Oyster Bay Cove has plenty of homes with those sort of taxes.
