I noticed that houses in the area for 3br and 2.5 colonial houses close to the LIRR vary significantly in prices even in the near proximity of each other. What accounts for such a big difference? Some sold for under $1M while some are at $1.2M.

Any insights on the different areas and what each is know for? Shorehaven, Munsey Park, etc.?

too many possible variables to even speculate. Since you mentioned close to the LIRR. If a house is backed against the LIRR, its a few hundred grand less in difference easily.

not sure what you mean by known for. Munsey is an incorporated village. Shorehaven is not. You can read about all this in wiki.

Manhasset is made up of:
Manhasset (Town of North Hempstead)
Village of Plandome Heights
Village of Flower Hill
Village of Munsey park
Village of Plandome

All but Plandome are within "reasonable" walking distance (15 minutes or less) of the LIRR Manhasset (not Plandome) station though only the western parts of Munsey Park and Flower Hill. Listed above are the rank in which i think is their "desireability." Based on past home price selling ranges, its clear in the #1 and #5 spots and pretty much #2. Flower Hill and Munsey Park pretty much overlap in prices.

The price differences really come out to the overall condition of the house. HIgher prices usually means updated kitchens, baths and flooring.

I think the only area that would warrant a premium is to not be in the "Manhasset" area and to move into one of the Incorporated Villages. Its just being that those homes seem older/smaller with slightly smaller lots too. Meaning lot sizes range from 50x100 and some sections of houses built in the 20's. Comparing to other sections, expect 60x100 and 40's.
Nothing major but enough . . .

^^you only listed the incorporated village which is not all of Manhasset. You also forgot Plandome Manor, North/South Strathmore, Strathmore Vanderbilt, and part of North Hills on the incorporated list.

Each area really has their own charm. Its hard to really compare aside from just price without looking at it yourself.

The incorporated and unincorporated is part of "Manhasset". Its not I live in Munsey Park but its not part of Manhasset

fyi, I lived in Manhasset for over 10yrs....I can honestly speculate that a very high % of residents who commute to nyc drive to the LIRR station
