Not a mall but a galleria that caters to the area's emerging demographic - Asians. Some examples in SoCal:

But regardless, the fact reains that the majority in Syosset do not want any kind of mall no matter what the economic benefit. Proposing reasonable alternatives will not change their minds.

There's resumed talks of this development picking up speed, aka, 'Syosset Park'.

Just out of curiosity, does anyone have a ballpark estimate of what the TOB spent to fight this for years? While the new plans aren't calling for a mall, its still rather high density for the area, (particularly, two hotels and retail), and undeniably will create a host of issues I had assumed the litigation efforts worked to address.

Opening a new train station (the old Landia station) as part of the project would definitely help and also take the burden off Syosset, CSH, and Hicksville. There has even been talk of relocating the Syosset train station there as the current station is on a curve and has doesn't have that huge of a parking lot.

I don't see what's wrong with hotels and some retail. Is Robbins Lane really that congested already? The sight has been unbearable for long enough.

Was on Marlene Drive today, (came out of the development immediately south), making the left onto the Service Road/Miller Lane to get to the Northern State. A considerable increase in traffic will make that intersection by the LIE underpass, (due to limited space), along with the area by train tracks, quite a bit more hairy. There's little you can do there logistically to improve because the underpass is structurally connected to the LIE.

Ovi, I'm just perplexed why this was in litigation for 2 decades, to end with Simon developing a similar level of density. Wondering why this couldn't have been settled out of Court if the end result was 2 hotels, 450,000 square feet of retail + theatre space, 600 homes, 3,000 parking spaces. Seems a little silly. If the end goal was remediated, protected open green space (rather than the current lovely eyesore yet without the development of a mini neighborhood), I could see waging such a legal battle. Just curious how much was spent on the TOB end to reach this outcome.

^ sounds like both sides "settled" on the hotel solution. Fewer coming and going compared to a large mall? More money going back to the town's economy? Since it's not preserving green space, those had to be the only issues.

I wonder if they're worried about the 600 homes bringing in more kids to the schools.

Not much in the center of town but that would be exciting for the community and may bring town property values up having it nearby. I'd still be worried about the un-restricted age homes bringing in more kids to their reputable schools. "Affordable housing for young adults" has such implications. The school walls aren't getting any larger. I'd also keep the max height to 3 floors instead of 4. Too imposing for the side of suburbia. The last thing I'd want to see are Queens buildings popping up here.
