Hello, I've been looking at properties in the Valley Stream area and recently, most of the new listings within my price range are of SFHs in the north or north-western areas of VS (north of Sunrise Hwy, west of VS Central HS). Can anyone tell me if that's as nice as Westwood or Gibson? Thanks!

I think Westwood is much nicer than that area.

Is that because it's closer to Elmont or the Belt Pkwy?

That depends. Do you mean North Valley Stream near the Southern State or closer to Merrick Road. Near the SS near Alden Terrace school is not so desirable. Near the Rosdale border is not so desirable. West of the park is fine. Near Merrick Rd. is fine.

Sorry, I meant the area below the Southern State, closer to Merrick Rd. And further west of the park, almost near the Belt.

Are the nicest areas of Valley Stream close to the Westwood and Malverne train stations then? I've checked out the streets directly north of the VS train station and they don't look very desirable. But I would like to be close to a train station for ease of commute.

I like all of VS. Further to the Belt would be my lowest choice, but I'd still look into it. Closer to Merrick Rd. from Southern State would be nice. I wouldn't mind that. I say yay for VS. I'm not sure where people are coming up with opinions that it's going downhill. I'm there all the time, and it's nice.

Westwood has nicer houses and seems more insulated from congestion/noise. It reminds me more of a Garden City area then VS. IMO it is the best area of VS hands down.

I am not a big fan of Central Ave area.

Westwood has tudors and mature trees like Malverne. Yes, train service is not that great there becaause it's on the West Hempstead branch. Part of North Valley Stream feeds into the Elmont school district. Areas closer to Merrick Road, closer to the VS train station are fine. South of Sunrise is good too and you may want to investigate Mill Brook. IMO, the area that borders Rosedale gets a little rough.

Depends on what you're looking for. Gibson and Westwood have an insulated, residential feel with easy walkable access to their namesake LIRR stations. Some of the areas you describe in the northern/western parts of the village have a more commercial feel due to the busy Central Ave/Merrick Rd/Sunrise Hwy corridors, and the VS train station will probably be too far to walk. Just my opinion though, that's not a criticism of those areas...I'm sure people who grew up near Clearstream Ave and Shaw Ave schools might have a different perspective.
