As some of you may know we have a legal accessory apt. I have my friend and his wife living there now for about a month. They are five with either signing a lease or not. Which wAy is more beneficial for me and my wife? To have a lease or not ? Thanks

I would think having a lease so you cant play blame game on eachother (tenants vs you) or he said/she said. Clearly define the terms of the lease in case things should go wrong.

a rental agreement can also be used , search for a copy on the internet

Get a lease, even its good friend, you should make certain agreement and rules just in case.
