Looking to convert my 1.5 car garage into living space. Has anyone done this recently? If so, can you recommend your contractor if you were happy with their work? Post before and after pics. Also post a round about price just so I can get an idea?

Karl believe me the garage was sacred to me before i had children. Being in a levitt house with no basement and no extension downstairs, there is no where to go. My wife and I have big families and when people are over for birthdays and holidays, we need the space. There are a lot of kids. When we did the dormer in 2010 my wife wanted to convert the garage then, but i had my 73 cougar in there. The car is gone now and the garage has become storage. Rather have the living space.

Ha ha! Just bustin' your chops. I hear ya on the space thing, there just ain't enough. I sacrificed a 2 car garage and a basement for a larger house. Fortunately my current garage is all mine because we have decent space and storage in the house. Really missed the basement until Sandy hit but then I was kinda glad I only have a crawl.
You're probably looking at a dead average of 15k to convert. Are you going legit w/permits and such?
Yeah we will be going with permits. I have a very nosy ex cop living next door. He called the town on his neighhors other side of him for converting their detached garage a few years ago and the town made them rip down the sheet rock and pull up the flooring. I dont know whhat they were building and dont care you know. Hes like the mayor of Levittown.
The carpentry should be no big deal but bringing in hvac and electrical may be a chore depending on where you tap in. You gonna leave the dummy door or put in windows, regular door? That adds up with additional exterior work with siding etc...15-20k ballpark.
Probably do a window. Have to see. The garage is insulated and rocked all ready. There is all new electric throughout the house. We did a full gu. And dormer in 2010. I know the brand and name of the siding and i know they still make it cause it seems to be the hot color now. Its country sage. Like a gray green.
Nice. Sounds like shouldn't be too big of a deal. I just did my place with Alside's "coastal sage". Love the sage colors. I went with a very light tan trim and it looks really nice. Being a slab Levitt home is it one of the builds with the plumbing in the slab or did you redo all the plumbing with the original reno?
When going legit w/permits you realize all work must be done to current code. Which with a reno in 2010 you should be fine as I don't think there should be too many changes. They will look for certain things with the electric work and plumbing/hvac stuff. Just be sure to get multiple estimates and compare before choosing a contractor.
