Looking to move to Nassau County b/c of better school districts, a decent commute into NYC and having a family friendly community. We are Catholic with 3 children and could spend up to $1.2m. We don't need to be in a Catholic community. Diversity is nice too.
From our current research, we love Garden City but for our price range, we think we are getting a home that would need renovations. (Kitchen remodeling, central air conditioning, etc.). The yards seem a little on the small side. The concern is although the homes are charming, they are rather old. What would maintenance be like? We love the neighborhood, but could we find something that won't turn out to be a money pit?
We aren't too familiar with East Williston or Syosset.

If you commute to NYC then Garden City. If not, you can get more bang for your buck in Syosset, but Garden City is much nicer IMO. East Williston is nice too but small. Really can't go wrong with any of these. All excellent.
Depends on what appeals to you most. I doubt you are going to find significantly newer homes in East Williston, and we crossed that off our list when we were house hunting because of the lack of a "village" center. You'll get more for your money in Syosset with newer homes but it's a longer commute.
While GC homes do tend to be on the older side, the construction is solid as far as the bones of the houses. I would look VERY carefully at roofs and foundations. There are a lot of homes in GC with foundation issues and that's because of age and it's not an easy fix, otherwise I don't think you'll have any more problems there than anywhere else. There are many slate roofs in town too, many of which will be nearing the end of their usable life as the houses approach 90 years old and older. We had a slate roof at one time - that is a total money pit of the copper flashing needs to be replaced. If you go with a slate roof regardless of town get a separate inspection (there are many in EW too). If you want updated kitchens and baths you'll be paying at the top of your price point. Probably worth it though.
In addition to all those areas you should consider Manhasset. There are some newer homes there that are in your price range in addition to those similar to the area you mentioned. Don't forget Nassau County is the older of the two counties on LI and buildable plots are few and far between.
There are new gated developments in Manhasset along Shelter Rock Road (north of the LIE and south of Northern Blvd.). I did visit the Gracewood development and it is lovely.
You've probably been told this before but don't be scared off by asking prices that are outside your budget. No harm in throwing offers out there. $1.2 million won't get you the biggest/best houses in GC but you'll still do pretty well IMO. No you won't be getting a giant yard, but I don't think you'll be forced to settle for a fixer-upper either. And it's not impossible you find something in one of the preferred areas.
