Raising is extremely expensive - that's why the houses are so inexpensive, because the real cost of the home is purchase price + raising costs (or insurance costs, if you'd rather insure than raise).

Sandy was not a one time event. History will repeat itself. Everybody knows that, or just turning a blind eye.

If the town was stuck by an asteroid, yea maybe that's a once in a lifetime event, but hurricane season comes every year. It's only a matter of how bad it is.

Actually, I just went through all of the waterfront listings in Babylon and they don't look that cheap to me.

They are much cheaper than several years ago. in the same time cookie-cutters in the same areas have risen.

After seeing Sandy's capabilities I would never buy waterfront property. We are an island, we are already very ill-protected from storms. Living on the water for me would be just another thing to worry about.

I lived in Lindenhurst for most of my life and my parents still live there. I can see developers coming in and buying up all the houses and building mansions.

There was flooding in low lying water communities during Irene, too. My niece's mother-in-law suffered massive damage in Irene, rebuilt, only to have Sandy damage it all over.

Prior to Irene, there were other instances of flooding during perigee, when Nor'easters have hit, when we've had excessive rain, etc.

Irene was the warning shot, Sandy was a splash of reality. One truly powerful hurricane (like the 1938 Cat3) and the idea of waterfront living on LI may be over, at least for awhile since people tend to have short memories with this sort of thing.

Like someone else said, most people who can live with the insurance costs and/or the possibility of doing major repairs to their home every few years will probably buy in more desirable locations.

could you point to specific areas/streets in LIndy where builders are building mansons?
