I mean, okay, Great Neck real estate is overinflated and it's probably a "good deal" by Great Neck standards, but seriously? The most frequently-running LIRR line in existence running through your backyard and you're going to pay over a million for it?

There is always a calculation who how much discount off if its backed by LIRR or something undesirable. If I am guessing where this house is located...there are some mighty large houses there....even some mansions in Plandome backed against LIRR go for 7 figures easily.
If I had to take a random stab......I say 20-30% discount.

worth is always in eye of the beholder. If all the houses across the street that isn't backed into the LIRR is valued at 2+ mil....then the house is a bargain at 1 mil. just saying....I personally know people who bought houses in my area as an example I just noted
One of my good friends growing up lived adjacent to the Babylon LIRR tracks. He and his family claimed they didn't even notice the train. I guess you get used to it.
If buying a house on the tracks is the difference between being able to afford to live in a particular (better) area or not being able to move there at all, I think that's one thing, but that's not what we're talking about here. With over a mill, OP will have no problem buying into Great Neck without a train running through his yard every 20 minutes around the clock.
I know this is a board of Long Islanders, the land where no one seems to have gotten the memo about this, but bigger isn't always better.
sit in your car there for an hour and you'll know. Unless you have to be in that district and this is the only way the price is affordable, I would never...
