You used to be able to look at the market values on this site, add a little more and you'd have a rough approximation of the actual retail value of a home. But those days are over. Now, the values on there are all over the map.
My last house sold for about a half million dollars over the "market value" on the site. I wasn't complaining since the absurdly low value kept my property taxes down and buyers knew what they would have to pay. Now, the County has the market value on my current home about $50K above what I paid and about $110K above what the local taxing municipality thinks it's worth.
No my fair market value is 457,000. My home recently appraised for 650,000. Its all part of thee screwed up way nassau County figures your property tax. I also grieve my tax's evey year its a simple procedure anyone can do.

yes and no - depends if the town approves your initial try because you can also go to court after. The best part of searching is this has already been answered for you in multiple ways.

The agencies charge a percentage of the money they save you in assessment value, you don't pay up front fees. You can do it on your own, it's really quite simple just search for similar properties to your home that have a lower assessment. These law firms are making big bucks in the assessment business, mostly from commercial real estate that accounts for around 80% of the successful challenges.
I understand that the Towns do the assessments in Suffolk rather than the county, they have no where near the issues we have in Nassau County.

It's simple if your property is assessed beyond it is worth. You can research comps and contest it yourself. I did that twice successfully and got my assessment down quite low.
The past two years, my assessments have been below the value of my house so I didn't contest it, but I did allow a law firm to do so. I thought if they could get it lower, all the power to them. Well, they did. I had to fork over 50% of the savings, but now my house is way under assessed by the county. Shhhhhh.
