I am considering opening a basement entrance on the side of my home. Does anyone know how far from the side property line i must stay after the stairs wall? The access is so that i can finish my basement for a play area. Does that require special permits?

Your best bet for accurate information on this is to call the Town directly - I wouldn't start the kind of major construction you're describing on my home based on what some anonymous internet posters say about the rules.

You can call the Town just for general information - you don't even have to give them your name or anything to ask a couple of general questions.

If you want to create an outside entrance to your basement, you will definitely need a permit.

Do you have interior access to the basement for the play area? If so, stick with that.

You're going to need a permit, you're going to have to check what the side setbacks are within your zoning for the entrance, and you're going to have to make sure that everything meets egress. Are you planning on putting in a bathroom or will it be one big open area with no partitioning?

Yes, there is interior access to the play area. The bathroom has not been decided on, but it not a must. The only partioning may be the furnace room, office space and laundry room. Simply to keep the kids out of those areas.

You open a permit and your taxes will go up. Partition off the necessary areas, continue using your interior access.
