Well, it's either Lynbrook or Mineola, the two best commuting towns around as far as I can tell.

The OP is making a big mistake by considering any home that abuts commercial property. That's a no-no.

Frighteningly, Zillow provides a tax history of the house and it has had the same assessment for the past several years, but the tax burden has gone up about 12 percent a year for the past 5 years.
Information provided by Zillow is quite often inaccurate. This listing is no exception. Use Nassau County Land Record Viewer for a detailed break down of tax rates, exemptions, assessment roll data, tax and sales history, etc. Read the disclaimer though

That list looks right, it matches up pretty closely with different questions asked on the grievance form http://www.nassaucountyny.gov/agenci.../AR1-v16-1.pdf

OP also remember to consider whether the taxes listed do or do not reflect the STAR exemption, and possibly any enhanced STAR exemptions (senior, veteran).
