The cement crown on my chimney is failing, a few bricks are "delaminating" and are showing white "stuff" around them. I called a local chimney guy who looked down the chimney. He recommends relining the chimney with stainless steel as he said there were large chunks of the original flue missing, which is causing the heated air and moisture to leach out to the bricks causing these bricks to fail.

He would also repair the bricks that are delaminating (by filling in the areas with colored mortar), replace the crown and coat the chimney with a water proofing spray.

I believe in fixing things right the first time, is this the preferred repair and does it sound right at $1,200?

I needed my chimney pointed a few years ago and used chimney king. I'm not a chimney expert but I'm not sold on the stainless steel liner. It's been pitched to me but I don't see the use for it.

Stainless liner is the standard and meets code for oil and gas. Eventually the old ceramic liners crumble right into the burner itself. $1200 is about right for a liner and cap.

Wow, you got a GREAT price- usually liners alone cost close to that. I"m a chimney guy. Go for it. Just get a guarranty on the liner - make sure it's UL approved. Look for the yellow and black striped tape on the ends.

Sounds too good so beware. Everything sounds right except the bricks, He should just replace the deteriorated bricks , don't repair them.

I took another look at the estimate - it is 1,500 not the 1,200 I posted.

I also had another company quote the job, their quote was also 1,500 (without knowing I had a quote already).

KB - when I asked the chimney guy why he repair instaed of replace the damaged brick - he said that 1.) the bricks won't match, 2.) on old chimneys he doesn't want to start choping away at brick and mortar as it could cause more damage. He removes the loose stuff and puts colored mortar in its place.

I will check the BBB website and make a choice.
