$20k+closing costs on a decent, modest home sound realistic.

I love Nesconset. It's a really, really nice place to live. Quiet, safe, well-maintained and convenient, yet it has a modest, down-to-earth quality. What lacks in square foot in our neighborhood is more than made up for in pride of ownership. If you can get a house north of the Lake Ronkonkoma watershed I would suspect your water table concerns would be lower, but people who have lived here longer would know better than I.

Originally we were partial to a house in the southern part of Nesconset zoned for Sachem SD. Though it was a beautiful house, it was clear there would be water table issues plus complex (and with complex comes expensive) septic needs in the future. We went with a house further north zoned for Smithtown SD and are very happy with it. As you head north, homes become more expensive though, and Smithtown SD taxes are generally higher.
