I currently have a legal 2 family home, and due to the ever increasing cost of fuel, am seriously considering installing a 2nd water heater + boiler to separate out the utilities and have the tenants pay for their own use.
We already have 2 gas / electric lines, but have to pay for / cover gas heat, since there's only 1 boiler.
I've done some Googling, but there's no indication that a permit is needed for a 2nd water heater / boiler for a legal 2 family house. Just wondering if anyone here has some feedback - thanks!
usually everything that deals with the furnace and gas work will require a plumbers permit. Speak about Town of North Hempstead, but I'm sure it applies to most towns.
You are not permitted to act as a utility company. The only way to do this would possibly be to have your oil company deliver to your tank and have the tenant pay COD to have their oil company deliver to. You have to make sure the two dont get confused.
Why cant tenant pay half the heat or you do a "fuel surcharge"
Some summer rentals the landlord includes utilities. But often to prevent tenant from keeping AC set at 65 all summer and running up the bill they do something like first $200 a month electric is free. Overages are taking out of deposit
