The eastern section of garden city seems brisk. Just saw the sales price on the house next door to mine and I was surprised. Also a fair amount of homes being torn down and new houses being constructed after selling for market prices (I can count 5 offhand).

Which LI areas have recovered the most? Anecdotal evidence is welcome. A bit of it from me: I saw 7 "For Sale" signs two weeks ago on one block in the Hewlett/Five Towns area.

My guess is lots of homes will be flooding the market soon, as many people were hanging back waiting for a recovery. I read the supply of foreclosed homes is drying up, a process that takes about three years. Once this happens, prices begin to rise.

I bought in 2007. Price hasn't been up so far but the tax does.

Same here. The tax assessor does an amazing sleight of hand reducing home value and then "shazam!" raising the taxes.

How many do we have here aside from me and Karl putting out a "For Sale" sign this spring?

I've read articles that Nassau is going to experience a 3% drop in its population. With taxes on moderate sized homes running around 14k, WHO is buying all the houses that the prices are skyrocketing?

We are looking in Suffolk and the taxes are 14k plus in good areas. It's the whole island...
