areas like GC have probably seen the biggest tax increases too....that probably doesn't help housing prices. My old house is up to $15K taxes; you can get a bigger house in another town with lower taxes.
Bought in 2007. I knew I was over paying a little at the time but my wife liked the house and we were pressed for time so I went ahead and bought it. I've renovated twice now, the first when we bought and then again after Sandy.

The eastern section of garden city seems brisk. Just saw the sales price on the house next door to mine and I was surprised. Also a fair amount of homes being torn down and new houses being constructed after selling for market prices (I can count 5 offhand).
Which LI areas have recovered the most? Anecdotal evidence is welcome. A bit of it from me: I saw 7 "For Sale" signs two weeks ago on one block in the Hewlett/Five Towns area.
My guess is lots of homes will be flooding the market soon, as many people were hanging back waiting for a recovery. I read the supply of foreclosed homes is drying up, a process that takes about three years. Once this happens, prices begin to rise.

We are looking in Suffolk and the taxes are 14k plus in good areas. It's the whole island...
