Looking to move out of Commack to a larger home for my family with more property - but not crazy taxes.
The problem I'm running into is I'd like a colonial - with room for Mom on 1st floor.
Thinking about Wading River - it's far out but the houses are a good size. Any area suggestions? I'd like good schools - since I'd be leaving Commack SD... Also, I'd like the price to be under $430k.

its a nice area, taxes are terrible though ( brookhaven township ). Probably $11-13k for the type of home you are looking for. Schools are not bad either. Very country like out there. I live about 10 east of there and grew up on the north fork. I prefer it out here vs where you are coming from.

Wading river is a beautiful place to live. I live right on the border and I shop in wading river. For major shopping you need to head east about 10 minutes to Riverhead.
It's very different from commack. You should probably spend as much time as you can out here on weekends to get a sense of it.
Not sure what you need in terms of commuting but the only viable train to the city is ronkonkoma, that's a 30 minute ride at rush hour.
Your budget sounds a little low for a nice colonial in the SWR school district. A big chuck of wading river is in Riverhead, coming from commack I don't think you'd want that.

Do you mean a big chuck is in Riverhead Township or in Riverhead SD? Or does the SD line follow the Town line?

Is this the area where the taxes starting going up when the power plant was shut down years ago? I thought they were stabilizing the taxes for some period of time.

Both, some is in brookhaven, some is in Riverhead and the school district is split between SWR and riverhead.

Shoreham Wading River school taxes went up 23% two or three years ago. Yes, you heard me...23%. I wouldn't trade Commack schools for Riverhead SD but SWR schools are very good (except those taxes!). Mt Sinai is decent, a lot closer to shopping. You'll get a colonial in the 4's. Miller Place has good schools as well. Three Village is great but you won't get that colonial for 430. Good luck!

SWR SD is very good but those taxes went up. I think the district tried to get a 26% increase approved! but they had to go with the contingency which was something around 24%? A lot of shore ham goes to Riverhead, and those schools aren't really great. Commack is a very good school district to leave for some of the eastern towns.
