Only once did I buy tickets outside of a box office but it wasn't at the coliseum. It was a Yankees game VS cubs in 2003. It was at Wrigley field and I think we paid $300 for 2 tickets but it was worth the price and since it had been many years since the Yankees played there we really wanted to go. The seats were decent.
I never, ever buy through brokers. If I'm buying tickets for anything, I go straight to the box office. Not only do I get the face price of the ticket (sometimes a discount) but I can pick/choose where I want to sit rather than "best available".
Have you actually done this recently? The last time someone I know bought a ticket at the box office, they charged him a "convenience fee" anyway. And this was at least ten years ago.
Also, you may be surprised to learn that modern computer technology lets you pick your seat while buying online.
Who cares if it is a dump? I go to watch a hockey game. Don't need 8 different fast food restaurants inside the arena, don't need a bar/club, don't need a museum, don't need a fancy scoreboard.
The arena does what it is supposed to do: provide me a seat so I can watch the game.

Eventually you reach of level of "dump" that isn't acceptable, especially at today's tix prices. Bathrooms are kind of a nice feature. A line that lasts through a period and a half is not really what you call functional. Especially when you try to bring young kids to a game. The rustic charm wore off in 1985.
Never waited a period and a half on a bathroom line in all my years going there.
Prices will only get worse as they will have to pay off the cost of the refurbishing.

If the seats were at least comfortable it would help.
