In a decently ranked school district. 11-15k?? I know there are many factors and they can go insanely high. But for your average colonial with a pool in a decent district.

In one of the higher rated districts in Nassau...........closer to $20K than $15K. And I'd plan on those taxess going up aroud 3% a year.


I'd suggest looking at listings in the LIMLS to get a better feel for the market... tax-wise.

Don't assume a relationship between education quality and school taxes (plus local taxes). There may be too many variables in your question to arrive at a generalized answer.

I would say approximately 12-14k seems average. That is including the general taxes. My general taxes alone are almost 6k.... I know you hear people complain about the school taxes being the bulk of it, and they are,, but to me, 6k for general taxes is absurd for my 1800sq ft house.

Highest property taxes in America - Nov. 25, 2013

This November 2013 article from CNN puts it at $9,080 for Nassau County. It is probably higher now and houses in better school districts above the average.

In a colonial you're looking at closer to $15k. A small ranch in the same district could pay ~$10k.

I agree. In a few more desirable areas perhaps a few thousand more.

Hospital jobs, union building trades jobs, teachers, police, accountants, scientists, engineers, pilots, etc. many jobs out here and in nyc metro area pay 60k+ easily.
