I know this is an old thread but did you ever find a good contractor at a good price. I'm looking to finish about 400 sq ft of basement. Need to insulate, frame, drywall and put in lights. No plumbing, no bath, no bar. Nothing fancy.

Both quotes were around $50k. A neighbor has a similar situation and got a similar quote from a 3rd contractor.

Where are you finding guys that will do it for around $10k? Please let me know.

Do yourself a favor and dont hire anyone who says they'll do it for $10K.

$50K seems ludicrous for a basic 20x20 basement room, but you're in Garden City, right? Were these contractors going to have plans drawn and pull a permit? Maybe they know something about the building dept there that I dont.

There's plenty of handymen who will do a job like this on the side for about $10k (without an egress window). All it entails is insulating, framing, drywall, lighting, and paint for the most part. I've seen $10k-$15k finished basements that look great. Anyone charging over $25k for a basic rec room is a rip off.

If you're going to go with a handyman for 400 sq ft, many of them charge about $250/day. So your cost in labor should estimate to be:

framing should take 3-4 days - $750-1000
Insulation, drywall & mud another 5-6 days- $2000
Painting 2 days - $500

Running outlets, you can estimate about 100-125 per outlet, and similar per light fixture lights.

The handymen I use work out of suffolk but I can send you their info on DM if you want to see if they'll come out to you.

Don't for get worker comp insurance for contractors is extremely high.

If you take a third out for taxes about $90k
