Can anyone vouch for the Brightwaters Farms area (north of Sunrise) of Bayshore? We are looking for a quiet neighborhood (safety, peace and quiet is number one on the list for us). I know all too well that a neighborhood can seem quiet to someone just driving by. Any help would be appreciated.

Decent middle-class to lower-middle-class part of Bay Shore... little in common with Brightwaters besides the moniker. Most homes there are 3br, 1ba, no basement unless they've been modified. Manatuck Blvd is the neighborhood's thru road so it's busier than all the other streets. Be aware that anything west of Pine Acres Blvd and north of Fire Rd is Brentwood SD, not Bay Shore.

Nice area. Also look into the Lawrence Farms section of Bay Shore - nice houses but w/o Brightwaters village taxes. The village of Brightwaters is beautiful and probably one of my favorite neighborhoods on LI.

I grew up in that neighborhood. It is a safe , nice and quiet neighborhood. Alot of familes and kids playing though out the neighborhood. I would recommend it for sure.

Lawrence Farms is significantly nicer, but also significantly more expensive. Sadly, part of that neighborhood sits above a toxic plume, though it's been going through a cleanup process for awhile now and it doesn't seem to have hurt the property values there much.

Also of note, the people of Lawrence Farms are largely responsible for a cancerous cluster of abandoned properties along the adjacent part of Main St, chasing away every developer who thought about turning any of them back into something useful. Take a quick Google Street View tour between Windsor Ave and Seafield Lane and you'll see what I'm talking about... the bagel shop and Friendly's there are both abandoned now as well.

Thank you everyone for the helpful information. We are looking at houses on Peters Blvd, Hyman Ave., Howells Rd., and Potter Blvd. I'll check the map again for the logistics. Again, considerate neighbors and a quiet neighborhood are top on our list. If anyone knows anything about those blocks in particular, please share.
