Hello,
Currently we live in Brooklyn, NY. I work in NYC (Midtown very close to bus terminal and Penn Station) and wife is home with the baby and 2nd one coming soon probably. Paying $2,000/mo rent for a 2 bedroom... Wasting our money.
We always wanted a house with backyard for kids to play on, basement, game room, space, ... you know what I mean. Not looking for a huge house ... just decent open space and somewhat spacious backyard. (grill, table, swings for kids, etc) We do care about schools but they don't need to rank all a 9 or a 10.
Wife and I are in our 30s.
So far we looked at houses in Old Bridge NJ and those were nice with possibly a decent commute by bus.
Problem is huge taxes.
My question is ... can LI be an option for us? Considering a budget of $400-$450k
Any info would be very much appreciated.
We are looking to hopefully move this summer.

You can totally afford it. Taxes are high here too, though. You can still find homes with taxes under 10k, and that's a steal for Long Island. Stick to south shore, with towns on the Babylon train line. Stay north of Sunrise Hwy, if you can, to avoid flood insurance. You could also check in areas around Hicksville train, but I always preferred the Babylon line.

Door to door it takes me now 1 hour. I can live with a little more than that 1 hr and 15-20 min if it's a good house, area, etc

What is reasonable tax for you? I think we were in similar situation a few years ago. We needed easy commute to NYC and had small budget. We ended up purchasing in Valley stream (by gibson station) and zoned for hewlett woodmere schools. Our home is within your budget though our taxes are close to $12k a yr now.
Hubby works near penn and his commute is 50min. I work in wall street area and my door to door is 1 hr 15 min. Not too bad at all!

yep ... budget wise ... we can go higher but since we're on 1 income, I want to be conservative about it. The 12K in taxes is harsh. I know there is some tax refund at the end of the year but still to give away $1,000 every month in taxes is a bit scary.

Three homes in Seaford under 400k with 3-5 bedrooms, 2-3 bathrooms, taxes under 10k (great schools)
Three in Massapequa, 4 bed two bath taxes under 10k (great schools)
One in Bellmore, taxes under 10k
One in Wantagh, taxes under 10k
These are decent homes, not rusty scuppers lol.

You can find homes in East Northport in that range, taxes a little under 10K. Probably 1.5 hour commute.
