So you want to hire an attorney at $350 an hour to attempt to enforce an illegal contract.

Legal or illegal, some landlords are just whiners. As long as you gave sufficient notice, you are not liable for any rent after you terminate the lease. There's no guarantee the landlord will have a new tenant the next month anyhow. That's his/her risk, not yours. If you have any problems, go to the town and bring up the issue. They would be very interested if this was an illegal apartment. If so, the landlord has much bigger problems than whether they miss out on a month's rent!
