I just bought a house and we are strongly considering adding a 1 car detached garage, 14'W x 25'D (yes, we've looked into all the zoning requirements). I'm also considering adding a 10'x 8' mudroom extension. The garage would be connected to the new mudroom by way of an open breezeway approximately 8' x 4'.

Could anyone venture a ballpark guess on how much something like this would cost soup to nuts (slab, framing, shingles, gutters, soffits, windows, garage door, etc). I would also be interested in getting the names of reputable contractors that are for hire. I already have the architect. I'm on the border or Northport and Fort Salonga. Thanks !

Mudroom-breezeway-garage... Maybe $50K.... Depends a lot on the finishes. Who is your architect? I'm in Northport also...

Yes... Permits are easy enough, even though there's a 2 month wait. Variances are tougher... Lots of paperwork, trips to the zoning board, a 2 month wait to be heard and another month to receive the paperwork. Went before the board for a project mid July... I still dont have the paperwork from that one yet.

Also laying foundations not work to be done in between xmas and Feb for most part so that can also delay.

I am doing a very small extension.

Hired Architect last week, three weeks for drawings.

Then I take drawings which I need to get proper bids and go out to a few contractors and Architect sends to contract he knows.

If worthwhile I make second payment to architect who then submits plans and go down whole permit process.

Since I am in a flood zone and had Sandy damage which I did not file for permits I have to submit to a whole Sandy review.

Then I find out if I need variances and since neighbor is a pain in butt I might not do it if I need a variance.

Then I have the old "if you give a mouse a cookie" syndrome. Do I need to get rid of 25 year old siding and doors as it needs to match new extension and kinda worn and roof is 15 old and gutters are like 25 year old and whatabout the six through the wall ACs and my 30 year old wooden deck that is a mess.

It can all add up.

Thanks guys. Alex, I assume you're referring to permits and variances in the town of Smithtown? I was thinking about doing this project in October before the weather turns, but it sounds like it might need to be put off until the spring if the permit and variance process is taking that long.

I got my permit from smithtown in 3 weeks. Would've been 2, but architect needed to make changes.
