We are looking at putting an offer on this house but feel the price might be a little to high, any opinions are greatly appreciated. The house does have new pluming, cac, semi refinished floors, But the kitchen back splash needs changing and opened up and the second bathroom needs to be completely renovated. also basement is unfinished and low ceilings. compared to the other house the finishes are smaller
142 Lexington is listed as off the market - I don't know if it's sold, or the sellers changed their minds and pulled it from the market, or what. If you're interested, just make a phone call to a realtor to see what's actually going on with it.
Between the two the prices are widely different. 105 Simcoe St. is listed at $579K, and 142 Lexington is listed at $747K. Probably for good reason.
The Lexington house is staged while the Simcoe house isn't, which makes a big difference asthetically, and will probably draw another 10%+ more money than if it was shown unstaged. It does have a lot better finishing than the Simcoe St. house. And they did the basement - another large ticket item. Well, you know what they've done. Go through it again with a calculator and see how fast the money adds up. We've done loads of renovating to our 1950 house and it cost a fortune, so I can understand the seller's pricing.
Overall the Lexington house seems lighter and brighter to me as well. It's the same old story - you get what you pay for. The Simcoe St. house looks more dated with all of the dark wood trim - but that may be the look you're going for.
Both of the kitchens are good, but as you said, the Simcoe St. house needs a backsplash - figure about $5K including labor, and it all depends on how pricey your tile is, and if it's being set on the diagonal or not (that may boost up your labor cost - it takes longer to install the tile on the diagonal). Personally, I love our center island because of the work space it creates - neither kitchen has one since they're both on the more narrow side, but I'd still look into it - maybe a moveable island on wheels (something like the butcher block variety?).
Oyster Bay is a lovely area complete with a downtown as you know, and the water, and with Bayville right down the road. The good/better areas always retain their value.
The Lexington house was selling for 535k. i believe it sold around that price. I did call the realtor selling the house but she was on vacation but was told by her manager the house did sell and was under contract. For me the simcoe house was overpriced compared to what the Lexington house offers. I was hoping some members who have a little more experience than I would be able to chime in.
The asking price was originally $545k and subsequently reduced to $535k. It is currently under contract.
Sold = closed transaction; most likely it'll close by the end of the month or early September.
The final sales price will not be made public until after the transaction closes.
The Simcoe house sold for $300k last year and was updated/redone; currently co-listed by two different companies. Smaller lot size than Lexington.

Isn't Lexington a double-yellow cut-through (to/from Bayville and avoiding OB downtown) that gets quite a bit of traffic .... (perhaps that explains something)? Simcoe is very quiet. Location, location. location.
