We just purchased a house in the Village of Valley Stream. We went to the village to obtain copies of the house blue prints did not show a master bathroom. When I called my real state lawyer and asked why we do not have a certificate of occupancy for the bathroom his response was: " I don't have a copy of the blue prints". My understanding is that he got paid to do so. Please clarify,what about the seller? Who is responsible now?

You own it, you're responsible for it. In life, it's always best to either do your own due diligence or make sure the paid parties do it before you pay them. If you were interested, should have asked first and closed later.

And this is why I always roll my eyes when people go cheap on their Real Estate attorney. I'm shocked when someone spends $500k+ on a piece of real property but balks at paying $3,000 or so for an attorney who will actually take the time to carefully review your deal. I would always make sure the c/o is reviewed and make sure the seller has a representation in the contract that all work is legal, done to code, etc. Whenn you spend $700-$1000 on an attorney, you get what you pay for (e.g. about 2-3 hours worth of work), which is not sufficient to adequately review a real estate transaction on the purchasers side. Honestly, what do people expect?

Your attorney sounds like he/she did the bare minimum for a bare minimum price. I don't believe it rises to the level of malpractice and, in any event, it would be cost-prohibitive to sue him/her.

Dont open that can of worms with the town. Could cost a few grand to get it and taxes could go up.

Also was that square foot existing like unfinished attic space and just finished to be a master bedroom or was it a full blown extension
