Is the map incorrect?
Have not looked at school zone map in years. No kids in school so it never really mattered. We always lived far south of Merrick Rd. anyway. But just the other day we ALL fell in love with a home just north of Sunrise by a just a block. We were told it is zoned for JFK & this map says the opposite of what we were told. The next block over is where boundary line changes. We are trying to confirm this today & husband & future bro in law are actually at the school district now for a temp. summer job for extra $. We will know the truth soon. Price is really good for this home. Very small but cozy & love location. We are both fighting a bit about who will buy it LOL! But think they win as we are not planning on buying another home on LI again. Schools don't matter for them either. But the fact that it is probably not zoned for JFK might be reason for lower price too. Well that & the fact that it was never really expanded at all & is very small. But gorgeous to us.

North of Sunrise is not JFK territory. They did re-do the borders I think a while ago where now south of Sunrise goes to JFK where it used to be only South of Merrick... North has always been Mepham... Which is fine. I know you dont care about schools. It's fine where you are looking whatever school it is. Bellmore is solid

Yes! There is a small section of homes that are just a few blocks north of Sunrise that are zones for JFK. Spoke to someone that lives on Wilson Ave just off Bedford. Three blocks north of Sunrise. Her kids both go to JFK now. The area from Bellmore Ave to a little bit west of Newbridge are zoned for JFK. The north boundary streets are Wilson Ave & Linden St. basically.

However, it'd be great to hear form people who live there or are very familiar with the area as we will be staying put there at least until kids finish schooling.

Some specific questions:
1. Our budget is $510k and we'd like to keep taxes under $11k. We'd like at least 3 beds, 2 baths with a decent sized yard. Can we expect a move-in ready (renovated) house for that or more a fixer upper?
2. Which part of Bellmore is better - South (below sunrise) or North? Some agents have told us that the area south of sunrise is actually more affluent with better schools, is this true? I've seen nice houses below Sunrise but they are within an evacuation zone; these houses look much nicer and prices aren't bad but I am thinking there's a reason for that... are these likely to go up in value or keep going down?
3. Has there been any shifts for the worse in this neighborhood?
4. How does Bellmore compare to other areas in LI with similar commute time to the city (train and car) as well as good schools and safe/family friendly neighborhood?
I'd only look south of Sunrise, N Bellmore is more and more of a dump. Consider Seaford, Wantagh and Massapequa, too. I don't like that N Bellmore is going in the direction of a ghetto. Not urban definition of ghetto, but old days definition, where you've got an influx of a people that are cloistered. It's really looking like Hicksville and New Hyde Park. The other towns I mentioned aren't experiencing that. There's a reason why N Bellmore homes are so much cheaper than south. Whereas north Wantagh (in Wantagh sd) homes are way more expensive than south Wantagh, as a whole.

Did you read my post and definition of ghetto? I specifically said NOT urban definition of ghetto. Expand your mind, get a dictionary. There was once another understanding of the word.

Is your problem the word ghetto, or dump? It is more and more of a dump. I was raised there, and it's appalling what it's become. The housing values don't lie. Especially when you've got Wantagh, Seaford, and Massapequa to compare it to.
